New Construction Matchmaker Academy

Everything you need to know before buying a brand-new home without having to figure it all out on your own.

Buying new construction can come with incredible opportunities, but builders, financing programs, incentives, communities, upgrades and contracts can quickly become overwhelming. The New Construction Academy was created to make the process easier. Here you'll find quick, easy-to-understand videos that answer some of the biggest questions buyers have about purchasing a new construction home. Whether you're just beginning your search or already touring communities, Danielle's goal is to help you understand your options, avoid costly mistakes and ultimately find the home, builder and community that fit your family best.

How New Build Matchmaker Works

Finding a new construction home shouldn't mean spending every weekend driving from builder to builder trying to compare floorplans, incentives and communities on your own. With New Build Matchmaker, we start with you. Danielle will learn what you're looking for, your ideal location, budget, monthly payment, bedrooms, lifestyle, commute, must-haves and timeline and then research builders and communities that actually fit those needs. From there, Danielle will narrow down your strongest matches, help coordinate tours and compare the complete picture including pricing, financing, incentives, HOA or CDD fees, upgrades and monthly payment.

Before You Visit a Model Home, Watch This

Walking into a model home may feel harmless, but your very first interaction with a builder can matter. Many builders have specific policies about buyer-agent registration. Depending on the builder, your agent may need to accompany you, register you beforehand or be identified during your first visit. That's why it's always a good idea to connect with your Danielle before you begin touring. Danielle will help coordinate your visits, make sure you're properly represented and help you understand exactly what you're seeing while you're there.

Why Have Your Own Representation?

The builder's sales representative is there to represent the builder. That doesn't make them the enemy but it does mean their responsibility is to the company selling the home. Having your own real estate professional gives you someone focused on your side of the transaction. Danielle can help you compare builders, evaluate incentives, understand contracts and timelines, coordinate inspections, navigate financing decisions and make sure you're asking the questions you may not even know you should be asking.

Does It Cost More to Have Danielle Represent Me?

One of the most common questions buyers ask is whether having their own real estate agent will make the home more expensive. In most new construction transactions, builders offer compensation to participating real estate brokers, meaning buyers can often have professional representation without adding a separate agent fee onto the purchase price. Builder policies can vary, so we'll always review the specifics together. The bigger question isn't simply what representation costs, it's what having someone helping you navigate builders, incentives, financing and negotiations may help you avoid or uncover along the way.

Find the Home That Actually Fits You

There is no single 'best builder' or 'best community.'

The right choice depends on your lifestyle, budget, priorities and future plans. These videos will help you think beyond the model home and focus on finding the right overall match.

How Do I Find the Right Builder?

Instead of asking, 'Who's the best builder?', Danielle encourages buyers to ask: 'Which builder has the right home for me?' One builder may have the perfect floorplan. Another may offer stronger financing incentives. We'll compare floorplans, lot premiums, HOA fees, and more to find your home first and then identify the builder that offers it.

Inventory Home or Build From the Ground Up?

Both paths have distinct advantages. An inventory home may allow you to move sooner with aggressive builder incentives. Building from the ground up gives you more control over finishes and homesite selection. We'll look at the pros and cons of each to find your fit.

Where Should I Live?

Choosing the right community is just as important as the house. Different areas of St. Cloud and Central Florida offer unique lifestyles. In this series, we'll explore areas like Harmony, Lake Nona, and the Narcoossee corridor so you can understand what living there actually feels like.

Make the Builder's Money Work Smarter

Builder incentives can be one of the biggest advantages of buying new construction, but understanding how to use them can make a major difference. The goal is to structure the available incentives in the way that provides the greatest benefit for your specific situation.

How Do Builder Incentives Really Work?

Builders may offer incentives in several different forms, including closing-cost contributions, interest-rate reductions, price reductions, and flex cash. Loan type, contribution limits, and your personal financial goals all affect how that money is best used. We'll look at the complete picture and determine how to make the builder's available incentives work hardest for you.

What Programs Could Help Me Buy?

You may have more financing options than you realize. Depending on your circumstances, programs may include FHA, VA, USDA, Conventional, and down-payment assistance. Some buyers may even be able to combine certain programs with builder incentives. The goal is to understand which financing strategy gives you the strongest overall opportunity.

Should I Use the Builder's Preferred Lender?

Builders often advertise their strongest incentives when buyers use a preferred lender. That doesn't automatically mean the preferred lender is always the best choice but it also doesn't mean you should dismiss them. We'll compare interest rates, closing costs, and monthly payments to see the entire financial picture.

Rate Reduction, Closing Costs or Price Reduction?

If a builder gives you thousands of dollars in incentives, where should that money go? That depends on your situation. We'll compare the potential impact of lowering your interest rate, paying closing costs, or reducing your purchase price to determine what creates the greatest value for you.

Know Before You Build

Model homes are beautiful, but buying new construction involves a lot more than choosing cabinets and countertops. These videos will help you understand what happens behind the scenes and what to watch for throughout the process.

What's Included and What's an Upgrade?

Danielle will help you separate the model-home wow factor from what is actually included in the home you're considering, from structural upgrades to premium finishes.

What Happens After I Sign the Contract?

From deposit and design selections to inspections and closing, Danielle will help you understand what happens at each stage of the construction journey.

How Do You Compare Two Builders?

We'll look beyond the advertised price to compare square footage, construction quality, warranties, and estimated monthly payments between different builders.

The Biggest New-Construction Buyer Mistakes

Establishing representation early and understanding incentives are just two ways the Academy helps you leverage knowledge to avoid costly leverage mistakes.

Ready to Find Your New Build Match?

You don't have to visit every builder, compare every incentive or figure out every financing program yourself. Tell Danielle what you're looking for, and she will help narrow down the homes, builders and communities that make the most sense for you. One search. Multiple builders. Your perfect match.
